Community Consultation: Proposed New Lease for Cuckney Playing Field
The Parish Council is formally consulting with residents regarding proposed new lease terms for Cuckney Playing Field.
Cuckney Playing Field is owned by the Welbeck Estate and has historically been leased to the Parish Council at a peppercorn annual rent. This long-standing arrangement has enabled the community to benefit from access to an important recreational asset for nearly 40 years.
The previous lease expired in 2019. Since that time, the Council has continued to manage and maintain the site on a rolling annual basis with the Estate.
Following a recent meeting between representatives of the Parish Council and the Estate, a proposal has been put forward to enter into a formal 25-year lease, backdated to 1 January 2026. The purpose of this proposal is to regularise the Council’s occupation of the land and provide longer-term security for the continued use of the Playing Field by the community.
Under the proposed terms, the annual rent would increase to £1,000 per annum. The lease would also include either a rent review mechanism or a fixed annual increase over the duration of the term. This represents a significant increase from the historic rent previously paid.
Given the potential financial implications, including the possible impact on the Parish precept, the Council considers it essential to seek the views of local residents before making any final decision. The Playing Field is a valued community asset, and its future should reflect the priorities and wishes of those it serves.
A short survey has therefore been issued to residents and is available to complete online or via the paper copy delivered with the consultation letter. Responses will be collated and presented to a meeting of Full Council before any final position is agreed.
